Endowment or Repayment

Repayment Mortgage

With a repayment mortgage, your monthly payment covers the interest and a portion of the capital borrowed.

In the early years, the amounts of capital you repay each month are low - most of the payment is interest. Over the years, the outstanding balance reduces and interest becomes a smaller part of each monthly payment.

Life assurance is required to repay the mortgage in full if you die. We can help you arrange the necessary cover as part of our service; for example, you can opt for our policy which will automatically repay the whole outstanding balance of your mortgage less any arrears should you (or in the case of joint borrowers, either party to the mortgage) die. Endowment-Linked Mortgage

With an endowment-linked mortgage, you pay interest on the money borrowed. These interest payments normally attract tax relief up to the Inland Revenue limit. In addition, you pay monthly contributions to an endowment assurance policy which has two purposes:

  • to build up capital from which your loan should be repaid
  • to pay off the mortgage should you die.


By the end of the mortgage term, the value of the policy should have grown sufficiently to repay the mortgage and may provide you with a tax-free cash surplus under current tax legislation.

 

Choosing the right type of mortgage

The range of mortgages and incentives available nowadays is pretty complicated. We will guide you through the maze and you should be able to find a combination that suits you.

We offer these options to give you extra help when your finances are likely to be most stretched :

  • Fixed Rate: choose a rate of interest that's fixed for a specified period. So no matter what happens to inflation and interest rates during that time, you can plan your life in the certainty that your own mortgage rate won't change.
  • Cashback: take out a cashback mortgage and the lender will give you a cash lump sum immediately the mortgage is completed, to spend as you wish. The bigger the loan, the bigger the cashback.
  • Discount Rate: if you choose the standard variable interest rate, the lender will give you a discounted interest rate for a specified period.
  • Capped Rate: take out our capped rate mortgage and the lender guarantees that your interest rate won't rise above a certain rate (the cap) for a specified period. During this period, you'll pay interest at the standard variable rate while it's lower than the cap. Otherwise you'll pay interest at the capped rate.

How long do you want to borrow for?

You can normally borrow for up to 25 years on repayment mortgages, or 40 years on PEP or endowment mortgages. If you borrow for a shorter period you'll pay less in interest overall - but your monthly payments may be higher.

The Mortgage Code

The Mortgage Code is a voluntary code followed by lenders and mortgage intermediaries in their relations with personal customers. It sets standards of good mortgage lending practice which are followed as a minimum by those subscribing to it. The mortgage advice bureau subscribes to the Code.

Three levels of service are available under the Code:

Special Applications

How to get your mortgage

When you find the place you've been looking for, you may have to move fast. The better prepared you are, the better your chances of success.

You'll also know precisely what you can afford, and you’ll have a 'Provisional Offer' to show you're a serious buyer. Before you speak to us, you may want to work out what you can afford to pay each month.

When you've found the home you're looking for contact us as soon as possible. It'll save time if you have the following items ready:

  • Proof of income for yourself and anyone who plans to buy the property with you: your last three payslips, your last P60 form, or your past three years' accounts if you're self-employed.
  • Details of the property you want to buy
  • Proof that you've kept your mortgage payments up to date - such as your annual mortgage statement.
  • The lender will confirm your personal details and arrange to have the property valued by a qualified surveyor. The most basic form of inspection is a mortgage valuation report. This tells the lender what the property is worth.
  • At the same time, the lender can arrange a more detailed survey for you. You'll have to pay for the additional cost of this - but if it finds that work needs doing on the property, you may be able to go back to the seller and agree a cut in the price.

It may take some time for the lender to get the valuation done and follow up any references. But we will know exactly what your circumstances are, how urgently you need a decision - and who to chase if necessary. So if there's a rush, you've got someone on your side who can get results.

All being well, we'll get you your mortgage offer - and you can confirm your offer to the seller.
